We absolutely love living here but are selling the property because of a recurring medical issue. We plan on remaining in Panama but not owning another property for this reason. To that end, we had an appraisal completed by Air Avaluos in February of 2025 that valued the property at $575,000. In order to facilitate a rapid sale we have chosen to discount that valuation by $100,000.

The Homes
The main home, shown on the right in the above photo, all furnishings included, features two master suites and a new kitchen that opens onto a fully screened front and back porch. The Laurel cabinets were made by a good friend who is also a neighbor. A screened carport connects the two porches and a tool room, a new washer/drier, a deep sink and outdoor cooking area. A Starlink antenna on the roof provides internet and WiFi for all three homes. The property has two wells, with the primary one pumping fresh water up to a 2000 gallon tank. A pressure tank feeds water through a series of sediment filters and an ultraviolet purification system to deliver clean drinking water to all three homes. The second well also has a 2000 gallon storage tank but no sediment filters as it supplies only irrigation water for the greenhouse and grounds during dry season (January thru April).
We employ a full time gardener who has worked here for the last 10 years. He is very familiar with the property as he initially planted most of the trees, laid the irrigation pipes etc. He is familiar with the seasonal maintenance needs and which trees and plants grow well here. He is an amazing resource that I recommend you try to secure should you purchase the place.

House 2 is a one bedroom casita with its own kitchen, laundry, and bathroom. A covered parking stall connects the covered front and back porches. It has a TV, internet access via Starlink, a new AC unit, an on-demand water heater and it’s own new washer/drier. It is currently rented for $650/month which includes all utilities and use of the adjacent saltwater pool. It could easily be set aside as guest quarters or a mother-in-law apartment.-

House 3 is a single room studio that was originally built as a hostel. It has a full bath and kitchen but would benefit from the addition of a bedroom, driveway, a covered parking area, and several new appliances. We expected to rent it, including all utilities and use of the pool, in 6 month increments for $550/month. The total cost of these improvements to this building is estimated to be between $12k and $13k.

The Pool
We use the pool daily, it is a Neptune brand, the Atenea model, constructed of fiberglass and measures 4M x 8M x 1.5M. It is installed partially below grade to allow the teak deck to be above grade without requiring a lot of steps for access. Includes a recirculating pump with pleated filter and a chlorine generator operating on a clock timer, a screened sunroom and a freshwater shower. Between December and April the water temperature averages 81F. The coolest we’ve seen the water was 78F last October during rainy season. Including electricity, I estimate our operating cost/month for the pool to be $110.

The Property
The homes sit in the center of 5 landscaped acres, with a seasonal stream. Included are a riding mower, a weed eater, a chainsaw, and a variety of hand tools needed to maintain the place. There is a 20’ container for tool storage, an attached greenhouse, and a coop for our 12 chickens. We currently have 43 varieties of fruit trees with most having been planted 8 or 9 years ago. Neighborhood
This property is House #3 on Calle Pomorrosa and is 1 km off the highway to Boquete. Like many homes in Panama there is an electric gate across the entrance and bars on the windows. The neighbors are a mixture of Panamanians and expats from Germany, Jamaica, Brazil, Portugal and the US. Most of the Panamanians and Indigenous families living here don’t own a car so you’ll often see them walking or riding horses down the road to the bus stop at the edge of the highway. The property is located about 2 km from the sought after International Boquete School, about 25 minutes from David (Panama’s second largest city), and about 20 minutes from the mountain town of Boquete.
